Proving you can afford the rent is one of the most important aspects of securing an apartment.

When you’re searching for an apartment in Houston TX or Dallas TX, there’s nothing worse than finding the perfect place, only to get a call from the landlord the day after saying that somebody else has scooped it up before you.

While you should never sign rental agreements on a whim or rush the process, there are steps you can take to prevent others from taking the apartment of your dreams. All you need to do is bring a few documents along to the viewing.

Proof of Income

Proving that you have the finances to support yourself is probably the most important aspect of securing an apartment. Landlords want assurance that the rent will be paid on time and in full. Bring up-to-date bank statements with you that date back at least three months. If you’d rather not disclose such personal information, recent wage slips should suffice.

Credit Report

Credit reports will show landlords how responsible you are with your money. If you have good credit, it’ll prove that you pay bills promptly and can manage your finances efficiently. Print off a recent credit report to show them. Various websites will allow you to do this for a small price; otherwise, your bank may provide one for you free of charge.

Letter from Employer

A letter from your employer isn’t always essential, but it’s always best to eer on the side of caution. Many landlords will ask for this document to find out whether you have a contract or are only employed temporarily. In addition to the letter, make sure you provide their contact details.

References

Most rental agreements will require references from your previous landlords. It’s not uncommon for landlords to talk to each other to double check you’re a suitable tenant, so make sure you provide a list of your previous addresses with the landlord contact information.

Deposit Checks

Before you sign a rental agreement, you will have to cover the deposit for the property. This fee can vary depending on the landlord; however, expect to pay at least two to four weeks of the rental fees. Deposits will be refunded at the end of your rental agreement, providing the property is in good standing. Bring along the deposit check to the viewing just in case you want to sign the papers and secure the property immediately.

The most important element of searching for an apartment in Houston TX or Dallas TX is building a sense of trust with the landlord. If they’re confident that you’ll be able to cover the deposit, support yourself and pay rent on time, then they’ll be more inclined to let you reserve the property.
